The Same Principle as a Car MOT — Applied to Your Home
Most property problems announce themselves quietly: a hairline crack, a patch of damp, a gutter that's started to pull away. Left alone they get expensive. A Property MOT is a full inspection of your home carried out by tradespeople who fix these things for a living — so you get a genuine picture of its condition, not a sales pitch. We walk the property top to bottom, inside and out, then give you a written report setting out what's fine, what needs watching and what needs doing, in priority order. You decide what to act on, and when.
Who a Property MOT Is For
Whether you've just moved in, are planning to sell, or simply want to stay ahead of your maintenance.

New Homeowners
Just moved in? Find out exactly what you've bought and what needs attention first, before small issues become urgent ones.

Planning Ahead
Budget with confidence. Know what's likely to need doing over the next few years so you can plan and save rather than react.

Before You Sell
Understand your property's condition before a buyer's survey does — so there are no surprises mid-sale and no last-minute negotiations.

Landlords
A clear, documented condition report for rental properties — useful between tenancies and for keeping on top of your obligations.

Older Properties
Period homes need watching in different ways. We know where these buildings fail first and check those areas specifically.

Preventative Care
If you'd rather spend a little now than a lot later, an MOT catches the things worth fixing while they're still cheap to fix.

Property MOT FAQs
How long does a Property MOT take?
Most homes take between one and two hours on site, depending on size. You're welcome to walk round with us and ask questions as we go.
Is this the same as a full building survey?
No — a Property MOT is not a structural survey and doesn't replace one. It's a practical, trade-led condition check that tells you what needs attention and in what order. For a property purchase we'd always recommend a qualified surveyor as well.
Will you pressure me into the work?
Never. You get the report and our honest priorities, then it's entirely your decision. Plenty of clients use the report purely to plan and budget.
How often should I have one?
Annually works well for most homes, and it's worth doing before winter when gutters, roofs and drainage get tested. Landlords often have one between tenancies.
Do you carry out the work you recommend?
Yes — as a property maintenance company we can quote for anything the report flags, which keeps everything with one trusted team. But there's no obligation to use us.
